As Justin said, you should be fine to include the OpenSim assets as 
they are all open source (variant of BSD)... so long as you keep the 
licence and copyright information in place within your own read me.

If things are not able to be converted, a clear report of missing 
assets, what they were and where they are located in x,y,z in the 
region all put in a report alongside the exported asset would be very 
useful.  Its the uncertainty of non-included assets that can make 
conversions and reuse difficult.

Note that Tipodean has already created an OpenSim Oar to Unity3D 
converter, and others in the community said they were working on one 
in an earlier OpenSim mailing list post too.  Good to draw on the 
shared experience.
