Are the custom build settings for Mono available on the wiki somewhere?

Currently OpenSim will most likely not deal with the suggested load -
average 20 avatars per sim with 80 at peak is quite a high load. Chances
are that it will choke at much lower avatar number that you are hoping
to be able to deal at peak. Aiming at 30 at peak and expecting smooth
and decent server responsiveness would be quite optimistic.

You need at least 2G of RAM, custom built Mono and 1Gbps link per
region. CPU does not need to be super-fast, and normal Intel Core2Duo or
equivalent with decent L2-cache and clock will do just fine - should not
climb more than 50% at peak. Watch for the network traffic though and
congestions on the line especially during avatars flocking or other
semi-synchronised maneuvering on the region.
Everything contributes and the entire setup is highly dependent on the
exact config you use, the size of textures, etc, etc. There is also a
bit of memory leak in Mono (we do not know yet exactly why) and in a
long run you need to provision some forced reboots from time to time.
